Another project coming along

This is another project I have going at the moment. I bought a block of land which was already subdivided and was on two titles, we secured it on a long settlement of 6 months, enough time to get plans drawn up and a building DA lodged into the council. It was in a good location, close to shops and a childcare centre. We are in the process of building 2 x duplex. Each a 2br, one bath, one garage, brick and tile unit. Rents are in high demand in this area as the hospitality and mining industry is quite strong.

We have just had the gyprockers come in. Next the carpenters will be in to install the interior mould out which consists of skirting boards and architraves.  Next job after that will be the tilers to do kitchen splashbacks and floors to the laundry, kitchen and family area.  The retaining wall on the left hand side boundary is quite complexed as it needed a lot of fill and concrete blocks to compact the site, so unfortunately added to the cost. Also council made us put a brick pier fence with timber slats for street appeal?!? We usually just add colourbond fencing to keep it simple clean looking and also helps with the bank balance!

Our main objective is to keep costs low for our clients, but also at the same time getting the right look and feel for the project and not scrimping to much.

Ready to start another project!

Yes I’m just about to start another build, it is on two titles. We bought the site, it was a vacant block of land on two titles, so the subdivision was already done, so we saved on subdivision costs, we negotiated a 6 month settlement for our client and in the meantime we got all the information together to lodge the Building DA into Council to process. This was all done while we had no money in the deal as it hadn’t settled yet! The original owner had been trying to sell the site for a while, we negotiated a lower price and the long settlement. It’s on a corner block close to childcare, town centre etc, at the end of the project the client should make around the $200K mark, end up with 4 x 2b villas, all up the whole acquistion if all goes to plan will be around $760K, and with tax depreciation they will come out (depending on their income for that year) cashflow positive or just on neutral, they will have 4 dwellings to rent out and still have more room for capital growth because there is alot of infastructure planned for the area we work in! That’s why we have choosen it.

Every Development that I do is different, so I’m learning alot as I go, as long as our feasability stacks up in the beginning and we have a buffer built in it’s all systems go! The first slab was layed yesterday, the second will be early next week. My client by the way is my accountant so he obviously knows his numbers and a good deal when he sees it! This is his second project with us.

Let me Introduce myself

Another development just finished! Me with my daughterHi! I’m Simone, and I have been investing in Property for the last 10years, and I must say I absolutely love it! And yes I’ve had my ups and downs with it, my wins and my losses too, from the mistakes I’ve made I have learnt alot and very fast to say the least! I’ve also spent alot of money on educating myself and have learnt alot of different strategies for investing in real estate from different gurus around and have had success along the way.

I think the real reason why I’m writing this is to empower other women in doing the same, you just need the right mentor/educator to do so and once you get into some deals it is addictive!

The current strategy that I’m using right at this very moment is Property Development and I’m helping other people achieve great capital growth in a flat market, yes you heard right in a flat market! From where I stand this is no time to sit on the sidelines and wait to see what happens in the market, there is no better time really!

You see I have two children, one as young as 5 months old, so juggling the children, house and husband and property development can get a little tricky but I just do it! And I have just finished another project where the investor made $169K in under two years, the client was extremely happy to say the least!

My husband was laughing the other day when I was feeding the baby as well as trying to type with one hand an email to the builder to ask when the construction fencing was going up on another project I’m about to start, if you would have told me I would be doing this a couple of years ago I would never have believed you! It’s amazing what you can do once you put your mind to it!
